It depends on the area and size. In Benidorm, a 70m² flat in a good location generates €750–1,000 gross/month with 8–10 months occupancy per year. In Valencia city, €900–1,200. The calculator above gives you an estimate based on your specific property.

Is it more profitable to let by months (LAU) or by days (VUT/Airbnb)?

Gross, Airbnb generates more € per night, but requires VUT licence (increasingly restricted in CV), intensive management (weekly cleaning, 24h support) and leaves many winter gaps. LAU 3.2 (stays 11+ nights) generates more stable income, no licence needed, lower management, and is legal throughout CV. For many landlords, NET profitability is similar or better with LAU.

How is net profitability calculated?

Annual income − Elvestay commission (14% + 21% VAT) − estimated IBI (0.5% of property value) − fixed costs (service charge, insurance, maintenance, ~€600/year estimated). The result is divided by purchase price to obtain net profitability %.

Does the calculator account for personal taxes?

No. Rental income is subject to IRPF (property income tax), with specific reductions if the property is the tenant's main residence. Consult a tax adviser for your specific situation.
