When and how you get paid with Elvestay: SEPA settlements, fees and models A and B

Money is every landlord's number one concern. Here we explain, with specific dates, when your rent reaches you, how much we charge and which two payout models you can choose from to find the one that suits you best.

Two payout models: you choose

At Elvestay we don't force a single way of getting paid. You choose between two models depending on how you prefer to work. In Model A, Elvestay collects from the guest and settles your rent by SEPA bank transfer, with a predictable schedule and a clear breakdown per booking. It is ideal if you want to delegate collection and stop chasing payments. In Model B, you collect directly from the guest and we simply invoice you the fee in arrears. This suits you better if you already have your own collection process and prefer to keep control of your cash flow. You can start with one and switch later; what matters is that the decision is yours.

Model A: Elvestay collects and settles by SEPA

In Model A, the guest pays Elvestay directly by card through Stripe, in line with the European PSD2 regulation and strong customer authentication (3D Secure). We then transfer your rent via SEPA on the 10th of the month following the check-in. If a guest checks in during March, you get paid on 10 April, always on a predictable date that lets you plan ahead. Every settlement arrives with a per-booking breakdown: gross amount, fee and net in your favour, with no surprises. We only apply a precautionary hold when there is an open claim on a specific booking; once resolved, the corresponding amount is released.

Model B: you collect directly

If you prefer to keep collecting as you do now, Model B is for you. You receive the rent directly from the guest through your own collection channel, without the money passing through Elvestay. In this model, we only invoice you our fee, and we do so in arrears via a SEPA B2B direct debit on your account. In other words, you operate and collect first, and the fee on confirmed bookings is then charged. It is the most natural option if you already have a well-established collection process and want to keep your cash management under your direct control, using Elvestay as a channel for finding and managing guests.

Transparent fees and invoicing

Our fee is 14% and we only charge it when there is a confirmed booking. There is no sign-up fee, no monthly fee and we don't ask for a card to register: if you don't earn, you don't pay. Spanish VAT of 21% is added to the fee, as with any professional service in Spain. All our invoices are Verifactu-ready in line with Royal Decree 1619/2012, with sequential numbering and a format prepared for the current invoicing regulations. If a booking is cancelled, we automatically issue the corresponding corrective invoice, so your accounts always reflect reality without you having to claim anything.

Deposits and guarantees (separate from rent)

The deposit is independent from the rent payment and you decide how to manage it with a dual model. You can collect it directly from the guest, for example by Bizum or in cash, and hold it yourself as agreed. Or you can let Elvestay manage it through Swikly, which places a pre-authorisation on the guest's card with no actual charge: the amount is held as a guarantee and is released automatically if there is no damage at the end of the stay. When exactly do I get the money?
It depends on the model. In Model A we settle by SEPA on the 10th of the month following the guest's check-in: if they arrive in March, you get paid on 10 April, with a per-booking breakdown. In Model B you collect directly from the guest on your own dates, and we only invoice the fee afterwards, in arrears. You choose the model that best fits your cash flow.
How much does Elvestay charge and are there hidden costs?
We charge a 14% fee plus 21% Spanish VAT, and only when there is a confirmed booking. There is no sign-up fee, no monthly fee and you don't need a card to register. If you have no bookings, you pay nothing. Every fee is reflected in invoices with sequential numbering, prepared in line with Royal Decree 1619/2012, with no surprises or extra charges.
What happens to my settlement if there is a claim?
In Model A, your SEPA settlement on the 10th includes all bookings without incidents. We only apply a precautionary hold on the specific booking that has an open claim, not on the rest. Once the claim is resolved, the amount due to you is released. The aim is to protect both you and the guest while the case is clarified, without blocking your usual payout.
Is the deposit part of the rent I collect?
No. The deposit is independent from the rent and is managed separately. You can collect it directly from the guest by Bizum or in cash, or let Elvestay manage it with Swikly through a pre-authorisation on their card, with no actual charge. That amount would only be used if there were damage; if there is none, it is released at the end of the stay. Your rent always arrives separately.
What if an already invoiced booking is cancelled?
You don't have to do anything. When a confirmed booking is cancelled, we automatically issue the corresponding corrective invoice to adjust the fee. That way your accounts always reflect the real situation without you having to claim or correct anything by hand. In Model A the adjustment shows in your settlement; in Model B it shows in the fee invoicing in arrears.
